What is an EICR?​
The EICR (Electrical Installation Condition Report) is a certificate provided by an electrician after the assessment of a property’s electrical systems. The EICR is also known as the Landlord Safety or Homebuyers test. This certification provides assurances that a property’s electrical systems are safe, properly installed, and well-maintained.

Who Needs an EICR?
Residential landlords: Since 1st July 2020, the EIRC has been a mandatory requirement1. Landlords with properties in England need to conduct an EICR to let their properties. If an EICR is not obtained before a tenancy, landlords face a fine of up to £30,000. The relevant local authorities enforce this under the Housing Act of 20042. When an EICR is completed, landlords must supply a copy to each tenant within 28 days of the inspection.
Commercial property owners: EICRs are not a legal requirement; however, holding a valid certificate will show your business complies with the Electricity and Work Regulations (1989) and Health and Safety at Work Act (1974). Without an EICR, if an accident occurs as a result of a faulty electrical installation, your company could be left liable.

What’s involved in an EICR?
An EICR inspection will involve a qualified electrician personally attending your building and inspecting all mains electrical systems.
The electrician will first perform a visual inspection and check for any signs of damage, malfunction, or improper installation. All relevant electrical circuits are then safety tested.
After the inspection, the owner will be provided with an EICR report. The owner may be required to provide a copy to the local authority or for insurance purposes.
