What is an EICR?
The EICR (Electrical Installation Condition Report) is a certificate provided by an electrician after the assessment of a property’s electrical systems. The EICR is also known as the Landlord Safety or Homebuyers test.
According to electrical safety standards, all rental properties require an EICR certificate. This certification provides assurances that a property’s electrical systems are safe, properly installed, and well-maintained.
Why do Landlords Need an EICR?
Since 1st July 2020, the EIRC has been a mandatory requirement1. Landlords with properties in England need to conduct an EICR survey in order to let their properties.
If an EICR is not obtained before a tenancy, landlords face a fine of up to £30,000. This is enforced by the relevant local authorities under the Housing Act of 20042.
When an EICR survey is completed, landlords must supply a copy to each tenant within 28 days of the inspection.
What’s involved in an EICR survey?
An EICR inspection will involve a qualified electrician personally attending your building and inspecting all mains electrical systems.
The electrician will first perform a visual inspection and check for any signs of damage, malfunction, or improper installation. All relevant electrical circuits are then safety tested.
After the inspection, the landlord will be provided with an EICR report. The landlord may be required to provide a copy to the local authority or for insurance purposes.
